The Problem: Excessive Dampness Causing Floor Sags, Damaged Floor Joists, and Safety Hazards
Samuel had been noticing something off about his floors for a while. As he walked through the main living area and hallway, Samuel noticed soft, spongy spots in the floor, and there were visible floor dips in sections that used to sit flat.

Our Assessment: Moisture Damage Compromising Crawl Space Floor Support
Once we got beneath the home, the condition of the crawl space confirmed what the symptoms were pointing to.
What the inspection found:
- The existing support structure had insufficient support under key beam spans, leaving the floor system without proper load distribution across the entire structure.
- Extensive wood rot in the subfloor framing, caused by prolonged exposure to excessive moisture beneath the home, with damaged joists showing clear deterioration.
- Existing joists showed signs of long-term moisture exposure, with debris and deteriorated wood accumulated on the crawl space floor. The kind of conditions home inspectors flag as structural concerns
Crawl spaces in Nassau County and throughout Northeast Florida tend to hold moisture year-round due to the region’s high humidity, heavy rainfall, soil erosion, and poor soil drainage . When nothing pulls that moisture away from the wood framing, rot sets in, the support beams lose capacity, and the floor above starts to fail. Left long enough, this kind of damage works its way into the sill plate and the home’s stability as a whole.
LUX recommended installing new adjustable crawl space support posts and replacing the damaged subfloor in the affected area to bring the floor system back to full capacity.
The Solution: Crawl Space Support Post Installation and Sub-Floor Replacement
LUX recommended structural repairs to address both the weakened floor supports and the damaged subfloor. The repairs were designed to fix a sagging floor, strengthen the floor system, address the moisture-related damage, and improve support beneath the home.
Step 1: Damaged Sub-Floor Demo and Framing Inspection
We started by pulling up the deteriorated sub-floor in both the living area and the main entrance, removing approximately 47 square feet of material that moisture had broken down beyond saving. Once the subfloor was out, we cleared the debris from the crawl space floor and conducted a full inspection of the exposed joists and framing to map exactly what we were working with before anything new went in.
We do the demo and inspection together because putting new material over damaged joists is a short-term fix that fails. You have to see what is actually there before you can build something that holds.
Step 2: Pre-Engineered Footing Pad Placement and Support Post Installation
At each post location, we set a pre-engineered footing pad directly on the prepared soil. The footing pads help distribute the weight of each post more evenly, which is important in Callahan where sandy soil can shift as moisture levels change and foundation settlement becomes a risk.
With the pads set, galvanized adjustable support posts were installed every 6 to 8 feet along the beam, each adjusted to make firm contact with the beam above. Adjustable steel jacks hold up in Northeast Florida’s humid crawl space conditions, where untreated metal would not last nearly as long. Installing posts at this spacing is one of the most reliable ways to prevent sagging floors from returning after a repair.
Step 3: New Sub-Floor Installation
With support posts set and framing confirmed sound, we installed new plywood sub-floor panels across the full affected area, covering the main living space opening and the smaller adjacent section. Panels were cut to fit, leveled, and fastened securely into the existing framing.
Our crew member used a level throughout the installation to confirm everything was sitting flat before fastening. Getting the sub-floor level at this stage is critical because any unevenness here carries through to whatever finished flooring goes on top.
The Results: Stable Floors and a Repaired Crawl Space in Callahan, FL
Before the repair, excessive dampness and deteriorating crawl space support had left Samuel’s Callahan, FL home with soft, sagging floors and a compromised sub-floor section that needed full replacement. After completing the crawl space support post installation and sub-floor repair, the floor system was back to full structural capacity.
The results include:
