The Problem: Rear-Right Slab Settlement and Brick Wall Cracking
The homeowner began noticing stair-step cracking along the exterior brick veneer and separation at mortar joints near the rear-right corner of the home. These are common signs of structural movement beneath a slab-on-grade foundation.
After a professional evaluation and elevation survey, settlement was confirmed in a load-bearing section of the slab. When supporting soil compresses or shifts, the foundation can no longer evenly distribute weight. Over time, this leads to cracking, wall stress, and continued structural movement.
Settlement in slab-on-grade foundations in North Florida is often caused by soil consolidation, moisture changes, concentrated exterior loads, or weak bearing layers beneath slab edges.
This required structural foundation settlement repair and stabilization — not patching.
The Solution: Engineered Push Pier Stabilization
To permanently address the settlement, our team installed three standard-duty push piers beneath the affected footing in accordance with engineered plans and Florida Building Code requirements.
Here’s what we did:
Step 1: Excavation at the Rear-Right Slab Edge
The affected area of the footing was carefully excavated to expose the slab edge and the foundation wall.
Step 2: Installed Deep Steel Push Piers
Three heavy-duty steel piers were installed under the foundation. These piers were driven deep into the ground until they reached strong, stable soil capable of supporting the home’s weight.
- Pier depths of 9–12 feet.
- Installation pressure reaching 2,100 psi.
- Minimum ultimate capacity of 20,202 lbs.
- Structural load transferred from the slab to the deep support.
Instead of relying on weak surface soil, the house is now supported by deeper, stable ground.
Step 3: Stabilized the Foundation
Once the piers reached solid support, the weight of the home slowly transferred onto them. This process stabilizes the settling area and helps prevent further movement.
The Result: Stabilized Foundation and Long-Term Protection
After the foundation settlement repair with the push pier system installed, the rear-right slab is now supported by stable soil layers designed to prevent further movement.
The outcome included:
✅ Permanent structural stabilization
✅ Reduced stress on brick veneer and load-bearing walls
✅ Prevention of continued settlement
✅ Permit-approved and engineer-reviewed installation
✅ Long-term performance backed by warranty
The foundation is now supported by deep structural elements rather than surface soils, which are vulnerable to movement.
Most importantly, the home is protected from continued settlement at that corner.
