The Challenge: Roof Runoff Causing Soil Washout Beneath Patio Pavers

Unextended gutter downspout discharging water onto patio pavers in Orange Park, FL, causing soil erosion and pooling near the wall.

Jeremy, a homeowner in Orange Park, FL, reached out to us after noticing problems around his backyard patio following heavy rainfall. Rainwater collected from the roof was being released too close to the home.

Because the downspout discharged too close to the home and the area lacked a proper drainage path, water repeatedly seeped into the soil beneath the patio. Over time, this constant exposure caused the soil to wash out, creating hidden voids beneath the pavers and increasing the risk of sinking, shifting, and long-term damage.

Beyond the patio, unmanaged roof rainwater can also lead to erosion near the foundation, moisture buildup around the home, and potential costly repairs if left unresolved.

The Solution: Underground Downspout Extension Installation

After a full inspection, the LUX team developed a drainage plan that involved installing a downspout extension to efficiently move roof water runoff away from the patio and foundation.

Step 1: Downspout Tie-Ins

The existing downspout was tied directly into the underground drainage system using a solid PVC connection and a clean-out wye. This captured roof runoff water at the base of the home, preventing runoff from spilling onto the patio and surrounding soil near the foundation.

Step 2: Underground Drainage Pipe Installation

A trench was carefully dug through the patio and yard, and underground drainage piping was installed. The drainage line was set at the proper depth and slope to ensure water flows away from the home efficiently and reliably.

Step 3: Pop-Up Drainage Emitter Installation

An NDS pop-up drainage emitter was installed at the end of the underground drainage line. The emitter stays flush with the ground and opens automatically during heavy rain to release water safely away from the home, then closes when the flow stops to prevent debris from entering the system.

Step 4: Restoration & Final Grading

The work areas were cleaned and restored. Soil and grass areas were finished with seed and straw as needed. Patio pavers were reset, and grading was adjusted to support ensuring drainage was directed  away from the structure.

The Results:  Improved Drainage and Long-Term Protection

Before downspout extension, roof runoff drains at patio edge in Orange Park, FL, causing soil erosion and water damage. Stabilized cinder block basement walls after the successful installation of foundation wall anchors in White Post, VA

With the new downspout extension system in place, roof runoff is now directed safely away from the patio and foundation.

The results of this project include:

✅ Elimination of soil washout beneath patio pavers.

✅ Reduced risk of patio settling or movement.

✅ Improved yard drainage during heavy rain.

✅ Better protection against foundation moisture issues.

✅ A clean, finished appearance with minimal visual impact.

This project shows how a single poorly placed downspout can create serious drainage issues over time. By extending downspouts underground and managing water flow correctly, homeowners can protect patios, foundations, and long-term property value.
